Headset Baby Monitors – How They Ease Your Mind and Reassure

There is no doubt that being a mother is a full time job, and it can also not be denied that a mother can not risk leaving her child alone by going to the kitchen to make diner, the living room to take a call or take care of her work.

Even though a young toddler may be sleeping comfortably, a mother is always worried that the child may have woken up without her knowing and moving around the bed. A five year old playing in the garden can also be a source of worry for a mother. Without something confirming her she does not have to worry about her child at this point in time, she is continuously worried about her child's safety and well being.

A very convenient tool known as a headset baby monitor can really help mothers keep an eye on the child and not be consistently worried while doing daily chores.

Headset baby monitors transmit both an image and the noise of the room the child is in to a unit which is placed in the kitchen, living room or any other room in the house.

They are made available by different companies. They come in bright colors and interesting shapes and can be used both indoors as well as outdoors.

Here are some of the available or optional features of a headset baby monitor system

  • Multidirectional camera,
  • Clear input and output in terms of sound and video,
  • Being a user friendly system,
  • Optional night vision,
  • Running on batteries or electricity, etc.

In addition to these features, a headset baby monitor can be used as an intercom between the parent unit and the ancillary unit. Some of these baby monitor models also have voice recording capabilities, a room temperature indicator, a torch light, a vibrator alert and / or a timer on the parent unit.

Being a parent is not an easy job. We are lucky to have this kind of technology available to assist us in making our job as a parent a little more comfortable and reassuring.

It does not only help parents monitor the child without actually being present, but also lets the child sleep without being disturbed or being unguarded and alone while playing. They carry many comforting benefits to say the least.

Career Development = Career Advancement

Career Development: A guide for your future!

Today it’s not uncommon for an individual to change their career choice or to move into another career entirely at least once in their working lifetime, and for many they may change careers three or more times. Career development, therefore, is important to know and understand.

Career development is the path an individual travels and the procedures they follow in choosing a career. A career is work an individual does or plans to do, for a considerable length of time, and something they plan on becoming good at.

The career development process is the examining of your basic skills, how well you handle stress, your abilities and interests in working with others, and schooling or training that you complete to enter the career. Career development is the plan you design to assist you in advancing through your career, to be flexible as needed and to be alert to trends and patterns to help further advancing your career.

Equally important is a careful examination of your current job and career situation. Did you jump into the job because you needed the money? Does the job have a future? Are you progressing in your career? Or are you unhappy, not motivated and burdened by stress or other job related problems? This situation may not be productive for the employee and even less so for the employer.

Now may be the time to do some study about the career field they have an interest in. Self-study, on the job training, traditional or online learning may be involved. In addition, the more you know about a particular career the more focused will be your career development plan.

Studying career development you will learn it isn’t just about education. Training and education will always help move you into the right direction and allow you to fine tune your career development plan.

However, you’ll learn through self-examination what your interests are, what you’re good at, how well you have the basic skills to perform at a high level in whatever career you choose.

Many educational institutions offer career development classes or assessment centers to help direct you into the right career. There is a plethora of free career assessment tests on the internet to help you define your interests and career goals.

From this wealth of information, whether you want to advance in your present career or make a career change, career development planning can be an important strategy to guide you in reaching your career goals.

Important Grapple Truck Safety In The Forest

Grapple trucks are a very useful piece of equipment in the forest and are used extensively for lifting and transporting heavy timber; however, the function of these vehicles does not end here, as they are easily adapted to many different tasks, making them one of the most in demand forestry service vehicles. There are inherent risks and dangers during operation which can be minimized or even prevented by using proper safety precautions. Following are a few reminders for using these vehicles in the woods.

Precautionary Measures

Improper use of a grapple loader on a job site can cause serious injuries or even fatalities. Listed below are some precautionary measures that should be fully understood before operating this equipment.

  • Manufacturer’s Manual – Read and understand this manual, paying close attention to safety alert symbols.
  • Inspection – Fully inspect the hydraulic system of the grapple and check the boom for any leaks, potential damage from previous use, or missing/non-functioning components to avoid boom failure.
  • Repairs – Perform necessary repairs prior to operation.
  • Clear Area – Ensure everyone in the vicinity is away from the machine during operation.
  • Proper Speed – When hauling a load, gradually increase and maintain the speed of the vehicle so the load does not swing to prevent a tip over mishap. Keep the load as low as possible for proper visibility and rotational clearance.
  • Ground Conditions – Be conscious when performing tasks on hills, rocky ground, or loose fill surfaces as these machines are more prone to tip over accidents in such areas.
  • Avoid Sudden Stops – Refrain from sudden stops or jarring of the boom when hauling material to avoid loss of control.

Safety Measures

Following are the three ‘P’s’ that need to be considered for the safe operation of these vehicles.

  • Preliminary Inspection – Prior to starting the engine, conduct an inspection of the vehicle and work site. This must be done to prevent accidents when lifting logs. Be sure the engine and controls are fully functional and there are no signs of failure. Any work site should be assessed for the presence of any hazards, such as branches that block visibility and workers in the area. Ensure the grapple grips the timber completely to avoid slipping. Check the hydraulic outriggers to ensure of fully engagement for stability when the logs are lifted onto the truck bed.
  • Personnel Training – Different types of heavy-duty equipment should not be used by untrained personnel to ensure that jobs are done accurately, efficiently, and safely. Accidents can happen if these vehicles are used by people lacking the proper knowledge on how to handle them. Every driver must have the right training and know how to correctly use them correctly for personal safety.
  • Personal Protective Equipment – The risk of exposure to forest hazards on the job site must also be addressed. The primary line of defense against such risks is using personal protective equipment. The benefits include minimizing risks and boosting personal protection. The use of PPE in the forest is only effective when trained workers know how to accurately choose, maintain, and use it.

Grapple trucks are a specialized type of knuckleboom that is very efficient – not only in lifting logs, but in performing various other applications. With more functions because of their versatility and efficiency, it is only natural that certain risks and dangers associated with usage will also increase. There are certain safety rules and practices that must be followed; if not strictly applied on the work site, fatal accidents and serious injuries can result. Employers must offer training about the proper use of these machines and operators should be properly acquainted with safety procedures while using the equipment that includes: reading the manual; conducting preliminary inspections; assessing the work environment; and wearing PPE. By instituting such practices in the forest, a forestry company can certainly achieve an end goal of safety and financial stability!

The Parable of the Alert Servant Made Simple – Mark 13:33-37

In Mark 13:33-37 Jesus taught about a man who went away to a far country and left his servants in charge. The parable says that the servants must stay alert as they will not know when the Master will return. This teaching brings some sense to this parable.

Mark 13:33-37:

“Take heed, watch and pray; for you do not know when the time is. It’s like a man going out to a far country, who left his house and gave authority to his servants, and to each his work, and commanded the doorkeeper to watch. Watch therefore, for you do not know when the master of the house is coming-in the evening, at midnight, at the crowing of the rooster, or in the morning- lest, coming suddenly, he find you sleeping. And what I say to you, I say to you all: Watch!””

Jesus has just shared all about the signs of the time. He had been sharing that there’s going to be false Christs and there’s going to be tribulation and the stars of Heaven will fall and he’s been sharing all sort of things that are going to happen before the coming of the end of days. You know, Jesus is a wonderful person and if in this process of reading or listening to these parables, I hope that you’re capturing good understanding of who Jesus is and what’s really going on. Today, Jesus really has gone to a far country. This isn’t a parable anymore. When Jesus was on Earth, this was a parable and it had funny significance but Jesus hadn’t gone to a far country then. But now Jesus has gone to a far country and he’s not here. It says just before this that the day of his second coming, of that day no one knows, not even the angels in Heaven nor the Son but only the Father.

I’ve heard many recent accounts of people who’ve met Jesus in Heaven, have met the Father in Heaven and they have said that the time is very near. Time is very short and Jesus is coming back very soon.

But here is a parable. Jesus often talks about leaving people in charge. In the Parable of the Ten Talents and the parable of the minas Jesus speaks about going away and leaving us to do something good and faithful while He is gone. In the Parable of the Five Foolish Virgins, people were waiting for a time and for the bride groom to come back and that were delayed. In the Parable of the Wedding Feast the king sent out for people to come to the feast but they wouldn’t come and Jesus was often pointing people towards his return.

And in this parable, it’s nothing new. So, Jesus here is talking about coming back at a time that no one knows. So, what do you do? What do you do if you’re one of these people who the Lord has left in charge? What do you do when a master isn’t coming back and is delayed? How do you conduct your business?

I remember when I worked for McDonald’s Corporation, and I worked in four different restaurants three times. I worked in restaurants that were owned by a franchisee and that were privately owned by a certain person called a franchisee. The franchisee operated the McDonald’s business as his own business and he paid McDonald’s commissions on all his sales he did and bought all his food from McDonald’s and paid the lease of his building to McDonald’s. But essentially, he owned the business. And these owners I worked for, the two men, were fantastic guys and were really friendly to me and treated me like a son.

Conversely the was a time I went and worked for a McDonald’s store that was owned by the McDonald’s Company and it had a manager in charge and the store management and the management team they weren’t privately owned. It didn’t have a private owner. It had McDonald’s Corporation as the owner of the store and the reason for this was the store was new and it didn’t have enough sales per week to sell to a private owner. It wasn’t successful. They’re waiting for a few years time when there would be a lot of new development in the area. Anyway, when I used to work there, they had an area supervisor that used to come and check on our store who had a number of stores under his authority and he’d come and check on the store. Sometimes, another store would tip us off and say, “He’s just left our store. He’s going to your store now.” And as soon as our managers heard he was coming there would be a scurry of managers telling us to clean the cooking area and all parts of the store. We would all be rushing like madmen to make the store shine spic and span.

I used to for a little time go along with these requests and suddenly I put my foot down to manager on duty and then eventually the store manager and had said, “This isn’t just not on. Every time you put pressure on the staff to clean up the store because this area supervisor is coming. That’s total disrespect for the McDonald’s Corporation. We’re not expected to clean and scour and get things clean because the area supervisor is coming. The store is meant to be clean all the time. People are meant to be doing their job all the time. They’re meant to have a good job. The store’s meant to be looking good all the time and you should manage your store that way. You shouldn’t be putting pressure on staff to get the store cleaned in 10 minutes because an area supervisor is coming around.” You can only imagine how that went down with the store manager.

This is similar to what Jesus is saying. That we, as Christians, should live our life in such a way that we are doing the Christian life in a perfect way, in the most beneficial way to other people who live on this Earth. In the Parable of the Five Foolish Virgins, I shared that the wise virgins lived a life that consisted of joy in the presence of the Holy Spirit and peace and love and lived joyfully with an abiding relationship with Jesus. This is how the Christian life should be lived. There should be no fear of Jesus coming back. You should have “no hands in the cookie jar”, there should be no one stealing, no one treating people indifferently, no one treating people with bad attitudes. There should be nothing going wrong. There should be nothing wrong with your life on a day to day basis. Jesus shouldn’t catch you off guard. Instead you should be a feeling joy. You should live a life that from sun up to every time you go to sleep you should feel contented and know that you’re loved and accepted by Jesus Christ, We’re meant to live in a relationship where everything is fine and dandy all the time.

Now, life has it’s struggles, and it’s downs, and ups and downs and it has it’s hard times and has difficult times. This parable isn’t saying that life has to always be rosy and the sun has to be shining on you everyday. But it’s certainly not saying to be living in a sinful way and living in a way where the master coming back early would surprise you and cause any trouble.

One of the parables talks of the wise and faithful servant who’s doing what his master commands him to do and it talks of the evil servant who’s treating people badly and drinking with other people. Many Christians live a lifestyle sadly where there’s not much difference between them and the non-Christians in the world. This isn’t the way we should be living in our world. I’m not laying down the law here and condemning people for drinking or having a life that has sin in it. I am the first one to admit that I’ve lived a life of sin and I’ve struggled with many sins and I’ve lived so many years under an indoctrination of judgment and condemnation. I’ve certainly pulled myself out of that condemnation and that idea of having to work more in self righteousness in order to be accepted by God. Nonetheless, no matter how I feel and no matter how set free by the grace of God I feel, there is warning in Jesus’ parables that we should be conducting our lives in a holy and righteous way.

Now, not every person can be righteous all the time and holiness doesn’t come from self worth. It comes from the power and the enabling of the Holy Spirit through the grace of God and the finished work of the cross of Jesus Christ. But Jesus is saying here that we should be living in a manner that is ready for him to come back at any time. We should be conducting our personal life and our business affairs in appropriate way; in a way that brings honor to the Lord Jesus Christ. We should be bringing Jesus’ glory and honor in everything we’re doing and conducting ourselves in a totally hospitable way and a way that brings Him praise forevermore.

I hope that you have learned something from this, that Jesus has many things that He asked us to do in the Bible and suggests for us to do. Essentially, we need to love God and we need to love our fellow man. I think that one of the signs of the times that is mentioned in the Bible is that ” the love of many wax cold” and we are living in a society where many people just don’t care for each other and so many people are bound up in selfishness and living for self. I think that anyone who wants to act righteously and act in an honorable way to Jesus Christ would be a giving up some of their time and giving up some of their money to people less fortunate. This is being a Christ like person, being what Christian means, a “little Christ,” would be a life of self denial, a life where you imitate Jesus or you imitate Paul. Paul wasn’t someone who was given to his own luxuries and given to an easy life.

I’m not saying that the Christian life should be sad or hard or anything laborious. The Christian life is something that should be enjoyed and we need to learn to find our calling and our purpose and to live in that purpose. I hope that you’ve enjoyed one of the parables that I’ve had to share here. I pray that God will find you in the right place when Jesus comes to collect you.

Five Tips to Avoid Identity Theft

Identity theft victims reported missing more than $ 15 billion in 2014. That's more than the combined losses from burglary, motor vehicle theft and other property theft in the same period. While it's no surprise that identity theft can leave you feeling vulnerable, there are things you can do to take some control.

Step 1: Order your credit report when you realize that you've become a victim. You need to quickly find out about any errors showing up on your report. Go to for free copies of your report from all three nationwide credit-reporting companies-Experian, Equifax and Transunion.

If you see any errors or fraudulent charges, report them to the credit reporting companies right away. They will investigate those items and then forward the information to the business that reported it. The business has 30 days to respond.

If the business providing the loan finds an error, it must notify the credit reporting company so your file can be corrected. If your credit changes because of the business' investigation, the reporting company will send you a letter with the results.

Step 2: Place a fraud alert to make it harder for an identity thief to open more accounts in your name. Call any one of the three nationwide credit reporting companies and ask them to put an initial fraud alert on your credit report. They must contact the other two companies about your alert.

While there's an alert on your report, anytime a business fulfills a credit inquiry they will need to verify your identity before issuing credit in your name. This may require contacting you, so be sure you've updated your credit report with your current contact information. The alert will stay on your report for 90 days and allows you to order an additional free copy of your report from each of the three credit reporting companies.

Step 3: Consider a credit freeze. A Credit Freeze, also known as a Security Freeze, gives you maximum control over who has access to your credit. It can stop a thief from opening new accounts in your name because lenders and other creditors will not be able to get your credit report.

With a Credit Freeze in place, even you will have to take special steps to apply for credit. You can still open new accounts, apply for a job, rent an apartment, buy insurance, refinance your mortgage, or do anything else that requires your credit report. But businesses will need to verify your identity so they may need to contact you and you will have to call the reporting company to lift the freeze in order for the business to review your report. Again, be sure they have your most current information through your credit report.

A few things to know: Due to stringent laws, you'll have to contact each reporting company separately to place a Credit Freeze. Also, placing a credit freeze does not affect your credit score. Finally, the cost depends on where you live. If you are 65 or older, or a victim of identity theft and submit a valid investigative or incident report, complaint with a law enforcement agency or the Department of Motor Vehicles (DMV), the fee will be waived.

Step 4: File an Identity Theft Report. An Identity Theft Report is a great weapon. You can use it to get fraudulent information removed from your credit report; stop a company from collecting debts that result from identity theft-or from selling the debt to another company for collection. You can also use it to place an extended fraud alert on your credit report, and to get information about accounts the identity thief opened or misused.

Filing an Identity Theft Report is simple: Submit a complaint about the theft to the FTC . When you finish writing all the details, print a copy of the report. It will print as an Identity Affidavit.

File a police report about your identity theft, and get a copy of the police report or the report number. (Make sure to bring your FTC Identity Theft Affidavit and attach it to your police report).

Some credit reporting companies may ask for more information or documentation than the Identity Theft Report includes. It depends on the policies of the credit reporting company and the business that sent the information about you to the reporting company.

Step 5: Report fraud on existing accounts. For any of your accounts that show fraudulent charges, contact the business right away. Explain that you're an identity theft victim. Close the account and follow their reporting process. You can ask if they'll accept your Identity Theft Report. Additionally, write to the fraud department of each business. By law, they have to review your letter, investigate your complaint, and tell you the results of their investigation. If the information is wrong, the business must tell the credit reporting company. Make sure to ask for a letter from the business confirming that it removed the fraudulent information.

On any credit card or bank account that remains open, take steps to protect yourself. Change your password and place code words on accounts that allow them. Code words are offered on some accounts as an added level of security. You can typically choose your code word. You may consider using something only you would know and is not public knowledge. Finally, continuously monitor your accounts, keeping an eye out for any suspicious activity.

Get More Reach With Social Media Marketing Strategies That Work for You

Your business is probably already on Facebook, Twitter, Instagram, LinkedIn and all of the other platforms you need to be in order to reach out to your customers. But even so, it does not feel like you're getting the proper transaction or posting the proper media to inspire the engagement that you know you need to get. In short, your social media marketing strategies are not well tuned and some might even say, non-existent.

Finding the Strategies for Your Niche

One of the main problems with many company's marketing strategies is that they are applying the same methods as a universal solutions program for their social media team. This means that essentially, they are taking social media marketing strategies that they've heard about and using them "as is" instead of tailoring them to their specific niche or industry.

For example, social media marketing strategies for restaurants are going to be very different from social media marketing strategies for Fortune 500 companies. Of course, when we put it like that, it looks very obvious – unfortunately, the constant failures of social media lets us know that it's not. The problem arises because not only are the consequences and goals of each industry very different, the means to the end have to be as well.

Why Using This Strategy for Your Industry is Vital

For instance, in our example above, a restaurant's marketing strategies should be to entice viewers to come in and eat. This means that taking pictures of different dishes and posting them up on Facebook, Twitter and Instagram is a good ploy. That creates salivation for the food and people are likely to Like, Share, Re-Tweet, etc. the picture. That keeps the restaurant fresh in the customer's mind and next time they are looking for a place to eat, they'll remember how good the food looked and make reservations.

On the other hand, a Fortune 500 company is not going to get much interaction off of photo media. Sure, Bob in accounting might be interesting to talk to, but a picture of him analyzing graphs on his laptop in the break room is not likely to inspire the right kind of interaction. That's because the goals of a Fortune 500 company on social media are likely to bring in more clients, keep current clients engaged and recruit top talent for the firm. The best way to do this would be to employ social media marketing strategies that establish the company as an industry leader. For example, sharing blog posts and articles that contain relevant and useful information is a great way to market yourself as on the forefront of the industry.

How to Tailor Your Social Media Marketing Strategies

Of course, with so many industries and niches out there, it would almost impossible to go through each one, showing you how to tailor your marketing strategies for your exact niche. Instead, it would be more time-efficient to go through how different goals affect your marketing strategies. Just think about what you're trying to achieve and then match it up with some of the following suggestions. Keep in mind that interaction is the ultimate short term goal for social media, so whatever gets you to that point-no matter how strange or unconventional it may be-will be best for your company.

  • Expand your Customer Base. If you're looking to expand your customer base through this marketing strategy, you're going to want to post content that is highly sharable and branded. This means that the more viral potential your posts have and the easier it is for those posts to be traced back to you, the better it is for business. A great way to do this is to post links to your blog on your website, provided of course the blogs are high-value in terms of information and content. This allows people to share the link to your website, meaning the more viral it gets, the more leads will be coming into your site. Be sure there is a strong CTA (call to action) at the end of the blog leading to your contact or sales pages. If your social media marketing strategies in the past have shown to be effective when media images and video are shared, make sure the pictures are watermarked with your brand.
  • Strengthening Your Current Client List . Another great benefit of this medium is that you can strengthen your current clients' loyalty. We all know that it cost more to bring in a new client than to retain a current one, so this is a big chunk of social media marketing strategies right here. The key is that you want to consistently provide value to your clients. This means that if you're in an industry where new information is constantly coming out, you should be the ones providing your fans with that info first. Ask yourself this: what am I giving my followers in terms of value? If you can not list at least five things, you need to start doing a better job right away. Alert your fans to events that refer to their interests, share articles, posts, recipes, etc. Give opinions and loose advice but stay away from risk-the bottom line here is that you want your customers to remember why they need you in their lives every single day.

Using Your Social Media Marketing Strategies Wisely

When it's all said and done, when it comes to social media marketing strategies, whatever works for you is the best rules to follow. Social media is still a fairly young marketing game (compared to television, radio, print, etc.), so nothing is written in stone. Even the so-called "experts" in the field are still fine-tuning their marketing strategies, so you can expect things to change on an almost consistent basis over the next decade or so.

Until that time comes and it becomes a science, the best you can do is keep your ear to the ground and stay afloat with all of the latest information, techniques and trends.

Get Off My Toes or Power Defining Moments

Get off my Toes

or Power Defining Moments

How very often you or others will rant about how someone has violated your space. The woman who has been touched inappropriately. The child who screams, “leave me alone.” The person who hovers too close, as though he or she is absorbing you and your energy.

These moments often turn into something ugly before it is over. They don’t need to, but they often do. Why? They often turn vile because the person whose space has been invaded does not recognize the moments or the incidents for what they are.

And what is that? They are often (not always) what you can think of as “Get off my toes!” moments. It’s a dance. Your partner in this dance just stepped on your toes. You quickly, without contemplating or analyzing his reasons for stepping on you, push him back or tell him unequivocally to get off your toes. And that’s the end of it, with your partner now on high alert that you don’t like being walked on.

Unfortunately, so many of these moments go unrecognized or become labeled by something much worse. “He is a dirty old man.” “She’s a snoop”. And soon things either become increasingly uncomfortable with no one saying anything, or the feelings go underground, to emerge when there is an audience.

From the outside, they were “get off my toes” moments, where the victim could have simply stated that the behavior was inappropriate. Instead, the moment was glossed over in frozen politeness or fear of doing the wrong thing. Often, the person stepping on toes has the bigger “bomb”. He/she could adversely affect something you want or think you need. Remember the law of least attachment? Is your inability to say, “Get off my toes!” attached to something you think you need or want?

In the interest of being “Non-Confrontational”, we often unintentionally help to create escalating situations because we do not know how to defend our own boundaries. And to be totally honest, we are often afraid to lose something we believe has value to us on our journey.

If you are hesitating to say, “Get off my toes!” in the moment when it matters, you too are responsible for this awkward dance. If you are allowing something abhorrent to you because of something that might be lost or gained, you have made an unequivocal statement about what your values really are. Freedom is not free.

Be very clear. This is not condoning the other’s bad behaviors. This is about recognizing when you give up your power.

We are too often completely incapable of simply stating our boundaries and the moments grow like the sea monster which is bigger with every retelling of the moment.

State your preference. Risk the loss attached to your freedom. Never look back. You have no idea what other paths are opening because you made a choice. Perhaps not what you have planned or wanted, but always a redirected path that may ultimately serve you better than what you thought you wanted. This is a late chapter because you must already accept that detachment means letting go.

Tell the dirty old man to “knock it off”! Tell the admin who is denying you access to your boss that it is not her job to do so, and it is YOUR job to keep him or her (your boss) informed.

In other words, accept that bullies exist. You know when you are being abused. Don’t allow it.

You may be thinking, “Easy to say.” If so, think differently.

Observe others who do not take abuse. Have they lost things they wanted? Of course, they have. People will always use their power to get what they want. Some individuals will take the hits and state their values by showing what they are willing to lose. Others will become victims.

Forget worrying about whether it is fair. It isn’t. Until we miraculously evolve, we will have others who get away with abusing power. Make decisions based on what you know is good or bad for your psychological well-being. Tell people to get off your toes when it is appropriate to do so, and scream for help when you need it. KNOW THE DIFFERENCE!

Cheat Sheet:

  1. When someone is suggesting or maneuvering you into doing something you do not want to do, try, “Please be specific. I’m not sure I understand exactly what you are asking me to do.”. It’s amazing how many people do not want to reveal to themselves how vile their desire is by stating it out loud.
  2. Practicing saying, “No Thank You.” to stupid or demeaning demands. Again, it is a way of forcing a person to be specific with what he or she wants. He/she will feel compelled to say out loud what the consequence of not responding will be. Much easier to fight them when they have vocalized the actual threat.
  3. Again, because specificity is such a powerful tool for bringing slimy into the open, you might try: “Let me be clear… are you saying that if I don’t do ______, you will _____? Odds are relatively good they will deny it and hesitate to reapply for what they want. You will seem to be too high a risk just by asking them to be specific.

Choosing the Right Builder Loan

Choosing the right builder loan for a large commercial project can make the difference between a healthy profit and breaking even on a build. Shopping for a lender can be a complicated process. While the cost of the financing is one consideration, the experience and ability of the lender can be a tipping point. The right lender has the experience within the industry to not only complete due diligence and regular inspections but to offer advice and support throughout the build or rehabilitation of the property.

Once a lender has been chosen, there are several ways a builder loan can be structured. Interim financing covers the construction phase, offering a short-term solution. Interim products are best suited to situations in which the builder needs funds distributed on a regular schedule to cover supplies, labor, and other costs during the build. This plan works well on projects for which the client is able to acquire a full mortgage upon completion of the build. Due to the uncertain nature of construction, considerations for delays are normally built into the contract. Regular inspections help ensure the project stays on track and gives the builder valuable input.

Flexibility Advantage

The biggest advantage of interim products is flexibility. Funds can be released on an agreed-upon schedule, which can be adjusted as needed. The lender is actively involved, which provides extra support throughout the build. A potential con is the amount of work that goes into the process of acquiring funds. A rigorous projection of the work to be done and the scope of the job is necessary. The preplanning stage can be a blessing in disguise, however. A detailed, well-researched plan can alert the builder to potential challenges.

By contrast, long-term real estate loans are more traditionally structured, lump sum builder loans. The interest rates may be fixed, variable, or adjustable, depending on the borrower’s preference. Typically, a long-term loan covers about 80 percent of the total cost of the project, leaving the lender to acquire the other 20 percent. One option for borrowers to ensure a reliable source of funding is a real estate investment trust or REIT. The REIT is populated by investors who earn interest over time. In this way, the builder can minimize costs while ensuring the cash flow is sufficient throughout the completion of the build.

Economic Considerations

The type of builder loan that’s best suited for each individual job depends on the project, the client, and the economic climate of the area. In a strong economy, a more traditional loan structure makes sense. The more flexible and creative interim product is the right choice for projects that have been carefully planned and organized for maximum efficiency.

A lending company with its finger on the pulse of local economics and experience in the industry is the best choice for a partner to complete a project most efficiently and at the lowest cost. Choosing the right lender means gaining a partner who is capable of supporting the building process and maximizing profit and client satisfaction.

Returnable Packaging Alert – The Top 10 Ways To Save Money On Heavy Gauge Thermoforming

While the most common type of thermoformed packaging for industrial applications is a heavy duty thermoformed tray, other options include clamshells, lids for returnable sleeve packs made from plastic corrugated, and pallets. Whichever you choose to use depends entirely upon what you want it to do. Choosing a method that conforms specifically to your needs can help save money in the long run, since your product will be packaged according to exact specifications. Here is a list of some other ways to save money using heavy gauge thermoforming:

1. Before placing an order, provide a sample of the product to be packaged to your supplier. This way, your supplier can design trays that meet the exact specifications of your product. You'll also get a more accurate, better-designed initial quote.

2. Plan ahead. Because thermoformed keys are typically custom-made, it can take a bit longer to fill an order. If you wait until the last minute to order, you will incur a lot of charges that could have avoided if you planned ahead.

3. Determine whether or not you can stack additional weight on top of your product. If this is possible, your thermoformed trays will not need to be as deep. This means smaller trays made with less plastic, which means a basic cost savings for you.

4. Order thermoformed trays that are stackable and nestable, so they will stack on top of each other when loaded with product, and nest inside each other when empty. These take up less space, are easier to store, and also can help save money on shipping costs.

5. Have trays marked with a one-inch stripe on their sides. This will help operators identify when a tray is fully loaded or empty, which can save time and labor costs.

6. Before production, ask for concept sketches and dimensions of your thermoformed trays. This way, everyone will be clear on what is required versus what is being ordered and produced. It there is an error, it is easier to fix during concept design rather than after the returnable packaging is already produced.

7. Make a production tool instead of a wood prototype tool for thermoformed trays. Prototype tooling is time consuming – it can take up to two weeks! Production tooling can be modified and adjusted, speeding up overall design and production time. This also saves from having to pay the additional cost of a wooden prototype, which is completely useless after the job is completed.

8. Once tooling is complete, evaluate plastic thicknesses by having thermoformed tray samples made. If your product can be supported by a thinner material, save money by ordering thinner plastic.

9. Stamp thermoformed trays with an identification mark with company name, address, phone number, and other important information. This will ensure the returnable packaging is returned to the correct address.

10. When you no longer need your thermoformed trays or they become obsolete, ask suppliers to buy them back for recycling. The price paid will be a scrap value, but anything is better than nothing!

In closing, heavy gauge thermoforming is a cost effective and efficient form of returnable packaging. These tips will help you communicate with your packaging producer and keep your costs to a minimum.
